Our $22,000 Minimum (and Why)
AAA Construction Services only takes on full bathroom remodel projects with a minimum budget of $22,000. We do not bid on small handyman-scope bathroom work below that number. The reason is simple: at less than $22,000, there is not enough margin to do a Chicago bathroom remodel the way it needs to be done. You cannot waterproof properly, source quality fixtures, coordinate trades, pull permits, and still pay licensed labor a fair wage on a $10,000 budget. We refer those jobs to trusted handyman partners instead.
The minimum is also a quality filter. It means every project we run has room for the things that actually matter for long-term durability: full waterproofing, properly sized plumbing, electrical brought to current code, and finish work that holds up to daily use.

They do not include luxury imported tile, custom millwork beyond standard vanities, or structural changes that require an architect or engineer.
What Drives the Price Up
Five things move a Chicago bathroom remodel from the bottom of the range to the top:
- Plumbing relocation. Moving a toilet, shower drain, or vent stack adds $4,000 to $12,000 depending on access. Prewar cast-iron stacks are the most expensive to work around.

- Keeping the existing layout. If we can reuse the existing plumbing locations, that alone saves $5,000 to $10,000.
- Standard tile and fixtures. Our standard tier looks great and lasts. Most clients do not need the premium upgrade.
- Scheduling flexibility. Booking 8 to 12 weeks out (instead of demanding an immediate start) lets us schedule trades efficiently and order materials at the best prices.
- Single-bathroom focus. Doing one bathroom at a time costs less per square foot than a whole-home renovation.

Why Chicago Costs What It Costs

Three pricing red flags we see often in Chicago:
- Quotes under $20,000 for a full bathroom remodel. Either the contractor is unlicensed, uninsured, skipping permits, using sub-grade materials, or planning to come back with change orders. Real licensed Chicago contractors cannot do a full bathroom for less.
- Vague lump-sum estimates with no line items. "Bathroom remodel - $35,000" is not an estimate. It is a hostage situation.
