If you've never been through a bathroom remodel before, the process can feel like a black box. What actually happens between signing the contract and stepping into your new bathroom?
Here's a phase-by-phase walkthrough of how we approach every project at AAA Construction, so you know exactly what's happening and why at every stage.
Phase 1: Consultation and Design
This is where everything starts. We visit your home, discuss your goals, take measurements, and talk through material options. The consultation helps us understand what you want, what's realistic for your space, and where to focus the budget.
After the consultation, you receive a detailed written estimate with itemized costs. No vague lump sums.
Phase 2: Material Selection
We help you choose tile, fixtures, vanity, hardware, and lighting. This can happen at showrooms or through samples we bring to you. Once materials are selected and ordered, we confirm availability before scheduling any demolition.
Getting materials locked in before construction starts is one of the most important steps. Delayed decisions during construction are the number one cause of project delays.
Phase 3: Permitting
For projects that require permits, we submit applications to the City of Chicago and manage the entire process. We schedule required inspections as part of the project plan. You don't have to visit City Hall or manage any paperwork.
Phase 4: Demolition
The existing bathroom comes out. Old tile, vanity, fixtures, and sometimes drywall. This is the loudest and messiest phase. We protect your floors and adjacent rooms with plastic sheeting and drop cloths.
Phase 5: Rough Plumbing and Electrical
If you're moving any fixtures or adding new ones, the plumber and electrician do their rough-in work now. This is also when we address any hidden issues (old galvanized pipes, improper venting, water damage) that were behind the walls.
In older Chicago homes, this phase sometimes reveals surprises. A good contractor budgets contingency for exactly this scenario.
Phase 6: Waterproofing
The shower area gets properly waterproofed with membrane and cement board. This step is critical and shouldn't be rushed. Improper waterproofing is the number one cause of long-term bathroom problems. We document this phase with photos before tile goes up.
Phase 7: Tile Installation
Floor tile goes down first, then shower walls. The complexity of the pattern and the size of the space determine the duration. Grouting and curing happen after tile is set.
Phase 8: Vanity, Fixtures, and Finishing
The vanity gets installed, plumbing is connected, light fixtures go up, mirrors get hung, and all trim and caulking is completed. Paint touches happen last.
Phase 9: Final Walkthrough
We do a detailed walkthrough together, checking every element against the original scope of work. If anything needs adjustment, we address it before the project is considered complete.
What Can Cause Delays?
- Material backorders: We confirm availability before demolition to minimize this risk
- Hidden damage: Water damage or outdated plumbing behind walls
- Permit scheduling: Chicago permitting timelines can vary
- Scope changes: Adding to the project mid-construction always extends the schedule
How We Keep Things on Track
- All materials are ordered and confirmed before demolition begins
- You get regular updates on progress and any issues
- We coordinate trades (plumber, electrician, tile setter) so there's no downtime between phases
- A detailed project schedule is shared with you upfront
Knowing what to expect makes the process much less stressful. If you're ready to start planning your bathroom remodel, reach out for a consultation.
