Navigating Your Remodel: Tips from a Chicago General Contractor

November 5, 2023

Starting a bathroom remodel can feel overwhelming. There are decisions to make about materials, layout, fixtures, and timing - all while living in your home during construction. We've guided hundreds of Chicago homeowners through this process, and we've learned what makes the difference between a smooth project and a stressful one.

Start with the End in Mind

Before you look at a single tile sample, answer these questions:

  • Who uses this bathroom? A primary suite for two adults has different requirements than a kids' bathroom or a powder room.
  • What frustrates you about the current space? Storage? Layout? Outdated fixtures? Knowing the pain points helps prioritize the budget.
  • How long do you plan to stay in this home? If you're staying 10+ years, invest in what you love. If you might sell in 3-5 years, lean toward broadly appealing choices.

Set Your Budget Before You Fall in Love

The most common source of remodeling stress is budget creep. Here's how to prevent it:

  • Decide your total budget before visiting showrooms. It's easy to justify one upgrade at a time until you're 40% over budget.
  • Allocate roughly 40% to labor, 40% to materials, and 20% to contingency. The contingency is not optional - it's what keeps you from panicking when something unexpected comes up behind the walls.
  • Be honest with your contractor about your budget. A good contractor will design the project to fit your number, not try to upsell you past it.

Communication Is Everything

The number one complaint homeowners have about contractors isn't quality of work - it's lack of communication. Here's what good communication looks like during a remodel:

  • A written scope of work before any demolition begins
  • Regular updates (we send daily or weekly progress reports depending on the project phase)
  • Advance notice of when to expect noise, dust, or water shutoffs
  • Prompt disclosure of any issues or changes that affect the timeline or budget
  • A project manager you can actually reach by phone or text

Prepare Your Home (and Your Family)

A bathroom remodel means living without that bathroom for several weeks. Practical tips:

  • If you have two bathrooms, plan to use the other one exclusively during construction
  • If you have one bathroom, discuss phasing with your contractor - sometimes the toilet can be reconnected at the end of each workday
  • Set up a temporary cleaning station if the main bathroom is where you get ready each morning
  • Talk to your family about the timeline so everyone knows what to expect

Make Decisions Early

Delayed decisions are the number one cause of project delays. By the time demolition starts, you should have selected:

  • All tile (floor, shower walls, accent)
  • Vanity and countertop
  • Plumbing fixtures (faucets, showerhead, toilet)
  • Lighting fixtures
  • Hardware (towel bars, hooks, toilet paper holder)
  • Paint color

If something is backordered, your contractor needs to know before demolition, not after.

Trust the Process

A bathroom remodel has an ugly middle. After demolition, your space will look like a construction zone - bare studs, exposed plumbing, cement board. This is normal. It's also the phase where the most critical work happens (waterproofing, plumbing connections, electrical rough-in). The pretty part comes at the end, and it comes together faster than you'd expect.
