Bathroom Remodeling in Edgewater Chicago
Vintage courtyard buildings, prewar lakefront high-rises along Sheridan, and bungalows in West Edgewater. We know what these buildings hide behind the plaster and plan for it from day one.
Edgewater bathrooms have their own quirks.
Edgewater housing stock includes prewar courtyard buildings along Winthrop and Kenmore, lakefront high-rise co-ops and condos on Sheridan Road, frame two-flats and bungalows in West Edgewater and Andersonville-adjacent blocks, and a stretch of postwar low-rise condos near Bryn Mawr. Most prewar buildings still have cast-iron stacks, plaster walls, and original tile substrates layered with prior renovations.
Typical Edgewater bathroom remodel investment runs $24,000 to $55,000 depending on scope, finish level, and building requirements. We build the estimate and schedule around the real conditions in your building, not a generic national average.
What we plan around in Edgewater:
- +Prewar courtyard buildings with original cast-iron stacks shared across multiple units
- +Lakefront high-rise co-op and condo board approval, COI, and freight elevator rules
- +Bungalow and two-flat bathrooms with original 1920s tile and undersized plumbing
- +Plaster wall systems that require careful demolition and cleaner finish substrates
- +On-street parking restrictions on Sheridan and side streets near Bryn Mawr

A real Edgewater bathroom we built.
We renovated a primary bathroom inside an Edgewater prewar high-rise on Sheridan Road. The owners wanted to keep the original window placement and the building's existing layout but rebuild every system inside the walls. We rerouted plumbing to keep the original fixture footprint while replacing cast-iron with new PEX supply and properly sized waste, installed a curbless walk-in shower with marble mosaic, added a custom double vanity in painted oak, and finished with a full waterproofing membrane behind every wet wall. Building access was freight elevator only, weekdays only, and we coordinated the COI, elevator booking, and hallway protection with the building before any demo began.

Testimonials
Edgewater bathroom remodeling FAQ.
- Can you remodel bathrooms in Edgewater prewar courtyard buildings?
- Yes. Edgewater courtyard buildings often share cast-iron stacks across multiple units, so any plumbing work requires planning around neighboring apartments. We start with a riser survey, coordinate temporary water shutoffs through building management, and stage the work to keep neighbors and our schedule both on track.
- Do you work on lakefront high-rises along Sheridan Road?
- Yes. Sheridan Road prewar and postwar high-rises are part of our regular work. We handle the COI, board or HOA approval packet, freight elevator booking, and hallway and lobby protection plan, and we work to whatever weekday-only or weekend-only rules the building enforces.
- What does an Edgewater bathroom remodel cost?
- Edgewater bathroom remodels typically run $24,000 to $55,000. Prewar high-rise primary suites and full plumbing replacement projects land at the higher end. Our minimum project size is $22,000 and we provide an exact written estimate after a site visit.
- Can you work on a West Edgewater bungalow or two-flat?
- Yes. West Edgewater bungalows and two-flats often have original 1920s tile, undersized cast-iron stacks, and shifted floor systems. We document the actual condition during the consultation, price either tie-in repairs or partial stack replacement transparently, and rebuild the bathroom on properly leveled framing with modern waterproofing.
