Bathroom Remodeling in Hyde Park Chicago
Prewar co-ops, university-area condos, lakefront towers, and greystones. We are based on the South Side and Hyde Park is effectively our home neighborhood, so we know its buildings inside out.
Hyde Park bathrooms have their own quirks.
Hyde Park housing stock includes prewar courtyard apartments, University of Chicago-area co-ops, lakefront condo towers, greystone two-flats, and a stretch of single-family homes near the lake. Many buildings date to the early 1900s and have layered modernizations, original cast-iron plumbing, and co-op or HOA boards that require formal approval before any work begins.
Typical Hyde Park bathroom remodel investment runs $25,000 to $55,000 depending on scope, finish level, and building requirements. We build the estimate and schedule around the real conditions in your building, not a generic national average.
What we plan around in Hyde Park:
- +Prewar co-op board approval, insurance certificates, and renovation rules for permitted hours
- +Original cast-iron stacks and lead supply lines that need updating safely
- +Narrow vintage hallways and elevator weight limits for tub, vanity, and tile delivery
- +Mixed-era plumbing where original lines meet prior renovations from the 1970s or 1990s
- +Weekday-only work windows in many lakefront and university-area towers

A real Hyde Park bathroom we built.
We renovated a prewar co-op bathroom on East Hyde Park Boulevard for owners who wanted to keep the original 1920s scale and proportion. We preserved the existing window placement, restored an original cast-iron tub the owners refused to part with, retiled the entire space in marble hexagon mosaic, and rerouted plumbing to keep the original layout but with new PEX supply and a properly sized waste line. The board approval, COI, and elevator schedule were handled by us, not by the homeowners.
Project details anonymized to respect homeowner privacy. We share full project photos and references during your consultation.

Testimonials
Hyde Park bathroom remodeling FAQ.
- Do you remodel bathrooms in Hyde Park co-ops and condos?
- Yes. Hyde Park co-ops, condo towers, and university-area buildings are a core part of our work. We handle the board approval packet, certificate of insurance, elevator reservations, and renovation-rule compliance so you do not have to coordinate any of that yourself.
- How do you handle a Hyde Park prewar building with original plumbing?
- We plan for original cast-iron stacks, lead supply lines, and undersized drains as part of the estimate. PEX supply and properly sized waste lines go in during rough-in, and we coordinate with the building if any work needs to reach a shared stack or riser.
- What does a Hyde Park bathroom remodel cost?
- Hyde Park bathroom remodels typically run $25,000 to $55,000. Prewar co-op primary baths and lakefront tower projects sometimes go higher when original systems need significant updating or finish levels are premium. Our minimum project size is $22,000 and we provide an exact written estimate after a site visit.
- Are you close to Hyde Park?
- Yes, we are based on the South Side, just north of Hyde Park along the same corridor. Travel time, material staging, and same-week site visits are easier in Hyde Park than in almost any other Chicago neighborhood we serve.
