Bathroom Remodeling in Lincoln Square Chicago
Chicago bungalows, workers' cottages, two-flats, and condo conversions along Lincoln Avenue. We respect the original 1920s scale and replace only what needs replacing.
Lincoln Square bathrooms have their own quirks.
Lincoln Square is one of Chicago's best-preserved bungalow belts, with 1920s Chicago bungalows lining many side streets, brick two-flats, frame workers' cottages near the older blocks, and a growing number of condo conversions along the commercial corridor. Original bathrooms are often small, tiled in hex or subway, and built around cast-iron drains and galvanized supply lines.
Typical Lincoln Square bathroom remodel investment runs $25,000 to $55,000 depending on scope, finish level, and building requirements. We build the estimate and schedule around the real conditions in your building, not a generic national average.
What we plan around in Lincoln Square:
- +Bungalow bathrooms with original cast-iron tub-and-tile units that need careful demo
- +Narrow bungalow floor plans where the bathroom cannot easily be enlarged
- +Frame workers' cottage waterproofing where original wood studs meet new tile work
- +Foundation level changes between original floors and rear additions
- +Existing galvanized supply lines that need full replacement during rough-in

A real Lincoln Square bathroom we built.
We renovated a 1924 Lincoln Square bungalow primary bathroom for owners who wanted to keep the bungalow scale but modernize the systems. We preserved the original room footprint, replaced cast-iron drains with PVC where code allowed, installed PEX supply, retiled in hex mosaic on the floor and subway on the walls, and rebuilt the original arched niche over the new vanity. The cast-iron tub was refinished in place rather than replaced.

Lincoln Square bathroom remodeling FAQ.
- Can you remodel a Lincoln Square bungalow bathroom?
- Yes. Chicago bungalow bathrooms are a core part of our Lincoln Square work. We plan around the narrow floor plan, original cast-iron drains, and the tiled tub-and-shower units these homes were built with. We keep the bungalow scale while bringing the systems and surfaces fully up to date.
- Do you keep the original tile or replace everything?
- Either, depending on the condition and your preference. Many Lincoln Square bungalow owners want to preserve original hex floors or subway niches where they survive. We protect what stays and rebuild what needs replacing, so the finished bathroom still reads as a 1920s bungalow bathroom, just with modern waterproofing and plumbing underneath.
- What does a Lincoln Square bathroom remodel cost?
- Lincoln Square bathroom remodels typically run $25,000 to $55,000. Bungalow primary baths and full gut renovations with original-feel finishes can land higher when fixtures and tile are premium. Our minimum project size is $22,000 and we provide an exact written estimate after a site visit.
- Do you handle workers' cottage bathrooms in Lincoln Square?
- Yes. Frame workers' cottages and rear-yard cottages are common around the older Lincoln Square blocks. We waterproof carefully around original wood framing, plan the new layout around foundation level changes, and run new PEX and waste lines without overcutting the existing structure.
